2 terraces, both covered :
One of the terraces leads directly from the enormous sitting/dining room of the large villa. It has lounge furniture and can seat about 10 persons.
The other terrace is under the roof that links the Lodge to the main villa. This is a much bigger area. Here there is a Bbq (portable) and this area can seat up to 20 persons for dining by request.
Set in 42 hectares of private countryside, when you stay in the vast property, all of this land belongs to you !
1.7 miles from central Spoleto, this large detached manor house + lodge is set in its own totally private grounds and gardens, with spectacular country views.
The main villa has 5 bedrooms, one of which is a family bedroom/ensuite, that can sleep 4 persons, because it has bunk beds and a double bed. There are a further 2 double bedrooms and 1 twin bedroom. Only one of the bedrooms in the main villa is ensuite.
There is a huge sitting/dining room in the main villa that seats 20 with French Windows onto the large patio and the gardens. At one end of this vast room is a full sized snooker table.
In the Lodge, there is another large sitting/dining room that seats 8 comfortably but can seat more. This room opens onto a very large space outside between the villa and the lodge. This is a covered area with a Bbq and can seat up to 20 persons. This area, like the large patio at the front of the main villa, also overlooks the pool and the mountains beyond.

The Lodge has 2 double bedrooms, 1 sitting/dining room, 1 separate kitchen, 2 bathrooms + very large terrace. The 2nd kitchen is less equipped than the main kitchen but is good for preparing lighter meals.

By the side of the very large lap pool with diving board, there is a gazebo that seats 6 persons.
You can bring your own sound system and play it outside at top volume - no neighbours to disturb !
You could not find a more beautiful holiday property, ideal for weddings, reunions of friends and family, birthday parties etc, at such a great rate. We prefer to be popular and fully booked than raise the rates and risk you missing out on this amazing place and choosing elsewhere because it is cheaper !
This is the perfect place to party or to use as a retreat. Because, unless you create noise, here is perfect peace. Just birdsong, gentle swaying of trees and the splash of friends and family frolicking in the pool.
