Sian Kaan condos are located in the very safe gated, residential area of Playacar and you'll be surrounded by nature and just out of reach of the hustle and bustle of downtown Playa. So you'll have restful nights but still be able to walk to 5th Avenue to grab a coffee, shop, walk around and people-watch, dine or have drinks or hit the Starbucks and shops nearby in the hotel zone part of Playacar Phase II and you may never want to leave! But whatever you fancy is at your fingertips as essentially everything you need is just a short walk or drive to get to. Even the world-class Hard Rock Golf Course is your neighbor.
There’s also a Chedraui grocery store, a SAMS and a Walmart in the vicinity for grocery shopping needs. (NOTE: We provide a few bath essentials like toilet paper, soap, shampoo, conditioner & body wash, but please note that these are not replenished during your stay. If you need more, you’ll need to purchase more.)
Plus there are also so many different things to see and do around Playa del Carmen -- everything from downtown shopping, beach/beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers and cave systems, ancient Mayan ruins, cenotes (natural sinkholes unique to this area!), private boat/yacht and fishing tours, golfing, day trips to Cancun or Tulum and so much more!

You’ll have full, exclusive access to the home during your stay. Plus, shared access to all the amenities at the complex, like 3 great resort-style pools and in the community, you'll find bike/jogging/walking paths, a small shopping plaza, cafes (there's a Starbucks!), restaurants, beautiful green areas and of course the Hard Rock Golf Course.
The Neighborhood:
Sian Kaan condos are located inside the exclusive 24/7 gated community of Playacar Phase II which offers guests a unique and relaxing stay. This residential area is one of the nicest and most picturesque places to stay. It's laid out like a 6k-circuit with a jogging/walking/biking path all around and beautiful golf course views and lots of lush landscape to enjoy. You'll also be near the hotel zone area where you can find shops, restaurants & a Starbucks for the modern comforts & conveniences.
- The closest BEACH is Playacar beach, with its public access point about 3.2 km or 2 miles from the condo. It's near The Reef Hotel. If you like a nice walk, you can go via the residential area along the side walk with plenty of lush landscape and golf course views to soak in along the way. Otherwise it's about a 12-min drive.
- You'll find more SHOPPING and retail stores along 5th Avenue (3.5 km/2.2 miles from condo) like Paseo del Carmen Outdoor Shopping Mall just as you enter to 5th Ave you'll see it, The Shops at Calle Corazon (4.4 km | 2.7 miI), and Quinta Alegría (5.1 km/3.2 miles) .
- There's a BIRD AVIARY & small ancient MAYAN RUINS site is located up by the Playacar Beach public entrance. You can have a look as you walk through to the beach.
- Hard Rock Riviera Maya GOLF COURSE is on site and practically your neighbor! About 2.5 km | 1.5 miles from the home walking.

Getting Around:
The condo is about 60.4 km| 37.6 miles or about a 55-min drive from the Cancun International Airport (CUN). Check your mobile map apps for accurate driving time when you arrive as it varies based on time of day. It’s best to prearrange your airport transfers if you're not renting a car. Other Things to Note:
All guests staying in Playacar are required to wear a wristband at all times. The cost is $10 MXN per wristband, and they must be collected upon arrival at the Playacar Phase II Condominium Reception. Please note that payment is only accepted via debit or credit card.
There is no daily housekeeping but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.
Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Surveillance cameras are located in outdoor common areas and public spaces and are strictly for security reasons to ensure guests' safety. All cameras only face outdoor areas or corridors.
Please note the private pool must be serviced regularly to preserve its good condition. There is no fixed schedule. The cleaners will not go through the house but access the pool from outside.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed at the property and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.
- Pool and common area rules and hours must be respected.
